Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of 5 days we provide them with a late rent notice, where we charge and collect the appropriate late and service fees along with the normal rent amount. Worse case, if we have a tenant that does stop paying rent, we will initiate and execute the eviction process.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster. Our goal is to pay out owner funds as soon as the funds have cleared for the current month.
Our standard grace period for rent payment is 5 days. If rent is not paid by midnight of the 5th of each month the late fees are assessed. Additionally OTPM does not keep the late fees, those are considered as owner funds and paid out with any rent payment once cleared. UNLIKE MOST PROPERTY MANAGERS, WE DO NOT HAVE A FINANCIAL INCENTIVE TO PLACE A CHRONICALLY LATE PAYING TENANT IN YOUR PROPERTY

Rental Evaluation
We will work with you prior to your purchase of a rental property to help evaluate any prospective rental property and give an evaluation from a property manager's perspective. We conduct extensive screening on all prospective tenants in compliance with all laws and regulations. After finding and securing the best available tenant we handle everything from moving your new tenant into their new home, to rent collection, handling maintenance issues, dealing with tenant issues, processing move outs and advertising for the next tenant.
Rent Collection
We make sure you get paid on time, every time. You no longer have to worry about rent showing up in your bank account because we take care of everything so you have to worry about nothing.
Maintenance
We conduct inspections at move-in and move-out of a tenant to document conditions at the start and end of the tenancy. Additionally we conduct periodic inspections to ensure the property is in good condition and the tenants are abiding by the lease terms. This includes documentation of the property’s condition and ensure all maintenance issues are addressed in a timely manner.

With our detailed financial reporting tools, it's never been easier to keep tabs on your investment. Log into your owner portal to view statements and stay in tune with how your investment is performing.

Happiness Guarantee
We do not require that you sign any long term contracts. Our agreements renew on a 30 day basis. If for any reason you wish to discontinue your service with us, you can cancel your management agreement at any time by giving 30 days notice.
Results Guarantee
With our results guarantee we do not get paid until we show results! That means we aggressively market and show your property, screen the tenants, handle all of the paperwork and perform a move-in inspection...all before we get paid anything. We are not making Money unless you are.
14 Day Rental Guarantee
If we are unable to lease your home in 14 days or less we will give you ONE month of management free for that unit!*

Pet Guarantee
For any pet that we approve, we guarantee our owners up to $1,000 in damage protection for any pet damage above and beyond what the security deposit covers. *this does not apply to esa or service animals.
